University Park Summary

University Park is a city located in Dallas County, Texas, United States. It is an inner suburb of Dallas and is part of the Dallas–Fort Worth metroplex. The population was 23,068 at the 2010 census.

History

University Park was founded in 1924 when the Southern Methodist University (SMU) moved to the area from its original location in downtown Dallas. The town was originally known as University Heights, but was later changed to University Park. The city was incorporated in 1938 and has since grown to become one of the most affluent suburbs of Dallas.

Geography

University Park is located at 32°49′17″N 96°45′59″W (32.821445, -96.766323). According to the United States Census Bureau, the city has a total area of 3.7 square miles (9.6 km2), all of it land.

Economy

University Park is home to Southern Methodist University, which is the largest employer in the city. Other major employers include Parkland Health & Hospital System, Texas Instruments, and the City of University Park. The city also has a thriving retail sector, with many upscale shops and restaurants located in the area.

Demographics

As of the census of 2010, there were 23,068 people, 8,719 households, and 5,845 families residing in the city. The population density was 6,269.2 people per square mile (2,417.3/km2). There were 9,072 housing units at an average density of 2,456.3 per square mile (948.2/km2). The racial makeup of the city was 79.2% White, 8.2% African American, 0.2% Native American, 8.9% Asian, 0.1% Pacific Islander, 1.7% from other races, and 2.0% from two or more races. Hispanic or Latino of any race were 6.5% of the population.
There were 8,719 households, out of which 28.2% had children under the age of 18 living with them, 57.2% were married couples living together, 8.2% had a female householder with no husband present, and 32.2% were non-families. 25.7% of all households were made up of individuals, and 11.2% had someone living alone who was 65 years of age or older. The average household size was 2.60 and the average family size was 3.17.
In the city, the population was spread out, with 22.2% under the age of 18, 13.7% from 18 to 24, 24.2% from 25 to 44, 24.2% from 45 to 64, and 15.7% who were 65 years of age or older. The median age was 38 years. For every 100 females, there were 91.2 males. For every 100 females age 18 and over, there were 87.7 males.
The median income for a household in the city was $90,917, and the median income for a family was $117,813. Males had a median income of $71,250 versus $45,846 for females. The per capita income for the city was $45,945. About 2.7% of families and 4.7% of the population were below the poverty line, including 4.2% of those under age 18 and 4.2% of those age 65 or over.
