Kensington Park Summary

Kensington Park is a census-designated place (CDP) located in Manatee County, Florida, United States. The population was 4,845 at the 2010 census. It is part of the Bradenton–Sarasota–Venice Metropolitan Statistical Area.

History

Kensington Park was originally part of the Manatee River Plantation, which was established in 1845 by William and Mary Whitaker. The plantation was located on the south side of the Manatee River and included the area that is now Kensington Park. The Whitakers built a large two-story house on the property, which was used as a summer home. The plantation was sold in 1876 to the Manatee River Land Company, which subdivided the land and sold it to settlers.
In the early 1900s, the area was known as Whitaker Park. The name was changed to Kensington Park in the 1920s when the area was developed as a residential community. The name was chosen to honor the Whitaker family, who had owned the land for many years.

Geography

Kensington Park is located at 27°30'25" North, 82°33'45" West (27.506944, -82.562500). According to the United States Census Bureau, the CDP has a total area of 2.3 square miles (6.0 km2), all land.

Economy

Kensington Park is primarily a residential community, with most of its residents employed in the nearby cities of Bradenton and Sarasota. The area is home to several small businesses, including a grocery store, a gas station, and a few restaurants.

Demographics

As of the census of 2000, there were 4,845 people, 2,072 households, and 1,323 families residing in the CDP. The population density was 2,093.2 people per square mile (808.3/km2). There were 2,232 housing units at an average density of 962.2/sq mi (371.2/km2). The racial makeup of the CDP was 94.45% White, 2.45% African American, 0.25% Native American, 1.45% Asian, 0.02% Pacific Islander, 0.62% from other races, and 0.76% from two or more races. Hispanic or Latino of any race were 3.45% of the population.
There were 2,072 households, out of which 24.2% had children under the age of 18 living with them, 51.2% were married couples living together, 9.2% had a female householder with no husband present, and 36.2% were non-families. 30.2% of all households were made up of individuals, and 13.2% had someone living alone who was 65 years of age or older. The average household size was 2.33 and the average family size was 2.90.
In the CDP, the population was spread out, with 20.7% under the age of 18, 6.2% from 18 to 24, 25.2% from 25 to 44, 25.2% from 45 to 64, and 22.7% who were 65 years of age or older. The median age was 43 years. For every 100 females, there were 92.2 males. For every 100 females age 18 and over, there were 88.7 males.
The median income for a household in the CDP was $41,944, and the median income for a family was $50,938. Males had a median income of $35,938 versus $26,944 for females. The per capita income for the CDP was $22,945. About 4.2% of families and 6.2% of the population were below the poverty line, including 8.2% of those under age 18 and 4.2% of those age 65 or over.
