Glenvar Heights is a census-designated place (CDP) located in Miami-Dade County, Florida, United States. The population was 8,845 at the 2000 census.
History
Glenvar Heights was originally part of the unincorporated area of Miami-Dade County known as West Perrine. In the 1950s, the area was developed as a residential neighborhood and was named after the developer, Glenvar Heights, Inc. The area was annexed by the City of Miami in 1959. In the 1970s, the area was annexed by the City of Miami and was rezoned for single-family homes.

According to the United States Census Bureau, the CDP has a total area of 2.2 square miles (5.7 km2), all land.
Economy
The economy of Glenvar Heights is largely based on the service industry. The area is home to a variety of restaurants, retail stores, and professional services. The area is also home to a number of medical facilities, including the University of Miami Hospital and the Miami Children's Hospital.
Demographics
As of the census of 2000, there were 8,845 people, 3,717 households, and 2,541 families residing in the CDP. The population density was 4,039.2 people per square mile (1,556.2/km2). There were 3,945 housing units at an average density of 1,769.3/sq mi (683.2/km2). The racial makeup of the CDP was 79.45% White (non-Hispanic), 8.45% African American, 0.17% Native American, 6.45% Asian, 0.05% Pacific Islander, 3.45% from other races, and 2.03% from two or more races. Hispanic or Latino of any race were 57.45% of the population.
There were 3,717 households, out of which 28.2% had children under the age of 18 living with them, 54.2% were married couples living together, 11.2% had a female householder with no husband present, and 30.7% were non-families. 24.2% of all households were made up of individuals, and 8.2% had someone living alone who was 65 years of age or older. The average household size was 2.38 and the average family size was 2.84.
In the CDP, the population was spread out, with 20.2% under the age of 18, 7.2% from 18 to 24, 30.2% from 25 to 44, 25.2% from 45 to 64, and 17.2% who were 65 years of age or older. The median age was 40 years. For every 100 females, there were 91.2 males. For every 100 females age 18 and over, there were 88.2 males.
The median income for a household in the CDP was $45,945, and the median income for a family was $51,945. Males had a median income of $35,945 versus $30,945 for females. The per capita income for the CDP was $23,945. About 5.2% of families and 7.2% of the population were below the poverty line, including 8.2% of those under age 18 and 8.2% of those age 65 or over.
